Primary reason for requesting the PUD is to allow an unconventional number of units (4 units in 2 lots) in a twin-home style building than would normally be allowed in the existing R10 zoning (2 main units and 2 smaller, possibly rental units). Other aspects of the site - setbacks, lot size etc. - would generally conform to the nearby R10 zoning (when including contextual setbacks).
Parking will be (tentatively) 2 spaces per main unit (1 in garage, and 1 in driveway) and 1 space per rental unit.
Applicant has expressed intent to replat this parcel and the parcel to the north to adjust lot lines. The PUD lot would give 10' along the north to the other parcel which would stay R10. No application received for the minor plat yet, but their goal is to have it submitted such that the public hearing for the ZC would include the minor plat as well.
